What is this document about?
The cadastral plan gives a visual and most clear picture of the land, house, apartment and construction in progress. Cadastral registration is the procedure for making the necessary information about real estate in the state register. The first section of the document contains data on a specific land plot, as well as general information that is provided in text form. It also indicates the name of the authority responsible for land registration, the registration date, registration number assigned to the cadastral plan, location, boundaries and area of the land, taking into account land surveying, as well as information on the ownership right and the purpose for which the cadastral registration is created. The second section displays the schematic or graphic boundaries of the real estate. The next paragraph contains a description of the boundaries of the object and its adjacent sections. The fourth section contains textual information about the parts of a particular land plot. The fifth and last paragraph schematically shows the boundaries of an individual part of the property.
Why is cadastral registration carried out ?
This procedure allows you to record the fact of the appearance of a new object. The cadastral plan of the house describes its main characteristics for subsequent identification. In some cases, such actions are necessary for registration of ownership of property. In addition, the house must have a cadastral passport, which is an extract from the unified state register, which contains the name, purpose, address, number of storeys, borders of the adjacent land and, of course, the cadastral number of the object.
The cadastral plan of the apartment is a document in which floor-by-floor schemes are drawn up, the parameters of the room and its necessary description are indicated. In addition, information is provided on the redevelopment, if any. A cadastral plan for an apartment can only be obtained from the Bureau of Technical Inventory. It should be noted that the validity period of the cadastral passport for housing is unlimited, however, some organizations, insurance companies and banks providing mortgage loans may require updating this document if more than five years have passed after its receipt.
In the modern world, real estate transactions are not carried out without providing a full list of documents confirming the presence of the object and the right to own it. A cadastral plan is an important element without which the sale and purchase procedure is simply impossible.
