With the release of The Elder Scrolls: Hearthfire add-ons, the developers provided the player with the opportunity to build their own Lake Estate. The addition of the Heathfire (Family Hearth) add-on introduced elements of the life simulator genre into the game. How to get a property
Where to find the Lake Estate? Skyrim is famous for its beautiful places, but this time we are talking about the territory in the north-east of Folkrit.
During the game, Dovakina can be met by a messenger from the jarl of the aforementioned town, who will present a letter with the offer to purchase land shares for 5000 septims.
Or the protagonist can independently visit the aforementioned ruler and get the opportunity to build an estate after completing several quests.
The Jarl or his manager will certainly explain how to get to the already acquired land (after paying 5,000 Septims), but, in principle, there is no need to listen to the route to the end, because the mark on the map already exists.
About the area
Briefly about the site itself: it is located in the forest thicket, because predatory animals can come to the estate, who do not care whether the owner is at home or not. Wolves can attack livestock at any time of the day. Near the south is a table for ritual sacrifices. The place for raising children, which the hero can also acquire, is almost ideal, except for the fact that nearby (a little south of the already mentioned altar) there is a robber outpost, from where attacks are made to attack and rob the Khaji’s caravans.
Named Sosnovaya Zastava, an inconspicuous building looks more like a dweller's dwelling. But if you subject him to a thorough search, you can find a secret passage into the lair of the bandits.
Start of construction
It is no coincidence that the place where the Lake Estate will be built was chosen, because Skyrim is rich in all kinds of building materials (as well as surprises). Land is located in the forest. When approaching the construction site of the future estate, you can find a chest with building materials, a workbench, an anvil and a drawing table. Apparently, the jarl made sure in advance that Dovakin would not deny himself anything.
First things first, you need to clean the existing chest. Then use the drawing table to draw up a plan for a small house, because there are still not enough resources for a larger one.
Laying the foundation
You must use a hard place to make nails, which will need thirty pieces. Next - resort to the help of a workbench to fill the foundation of the future design. Periodically running from the workbench to the anvil creates wall frames, the walls themselves, the floor, the roof and, of course, the front door.
After you need to go inside. There you can find a small workbench for the construction of furniture and interior decoration, as well as a chest.
To do this, select the section with furniture on the workbench and create the required interior item. Each of them has its own place in the house, which cannot be changed.
In such a simple structure there is no pentagram of souls, no laboratory of an alchemist. And in general, this house is far from the habitat of Dovakin represented by an ordinary player, saturated with the spirit of battles, great feats and shot knees.
It looks like a budget version of the estate, referred to as the Lake Estate. Skyrim is a world in which there are many resources. Next, you need to do their prey in order to significantly improve the housing of the protagonist.

In order to appoint a companion to the above position, you must first bring him to the estate. A corresponding dialogue branch will appear, which serves to logically link the character to the estate as a housekeeper.
In the game "Skyrim" the manager of the estate "Lake" is designed to look after the property of the protagonist in his absence.
Main functions:
- assistance in acquiring building materials such as wood, clay and stone;
- through it you can buy livestock (chickens and cows);
- can appoint servants like a bard and a cabman to the house;
- when someone attacks an estate, he is resisting in every possible way.
main hall
The improvement of the Ozernoye estate (Skyrim) to a more impressive structure takes place according to the same rules as the construction of a small house - using a drawing table. After such an action, the originally erected house turns into a hallway - the bed is removed, but a showcase and arms racks appear.
The main hall is much larger, it is conditionally divided into sections: the first floor, consisting of a dining area and a relaxation room, and the second floor.
The dining area is immediately upon transition from the hallway - here you can put the laboratory of an alchemist. In the rest room, install an anvil, a buffet (in which all the stolen sweet rolls and not only are stacked), and there is also an entrance to the basement. You can get into this room through the dining room.
The workbench located in the eating area also allows you to design a pentagram of showers, which is installed on the second floor, in addition to single beds (for children) and a double (for spouse and protagonist of the Skyrim game).
The mod for improving the Ozernoye estate is able to add a room where the main character’s satellites will live, adjust the lighting of the entire estate, and also put three guards at the entrance to the estate.
Infield
Further improvement of the Ozernoye estate (Skyrim) takes place in the form of equipping adjacent territories with a workbench. All that can be built in the courtyard is located in the "Miscellaneous" section.
Perhaps the construction of elements such as:
- The front garden. The properties are intuitive from the name: you can grow vegetables and ingredients for use on the alchemist's table.
- Stable. There is a horse stall. A horse can be purchased through a steward for a modest price of 1000 Septims.
- Corral. Here the housekeeper drives a cow and three chickens. A cow produces milk that appears in a closet in the kitchen, hens lay eggs. Responsibilities are, in principle, intuitive.
- An apiary containing honeycombs and, in fact, the inhabitants - bees.
- It is possible to install a tanning machine in the yard, as well as a foundry , a blacksmith workbench and a grindstone . The purpose does not differ in any way from the same elements of any forge in the vastness of the province of Skyrim.
To improve the Ozernoye estate further? Easy!
Rich Dovakin will always find how to taste his home. And if there is no more space, you can build more. Three wings are attached to the main hall: north, east and west. There are three types of construction for each of them - a total of nine variations.
The mod at the Ozernoye estate in Skyrim will also add perimeter fences, adjust the lighting and colors of the environment, settle in the inn's estate, and also add mines for mining corundum, iron, silver and gold.
East wing
- The library . Used exclusively for storing books. Accordingly, you can build here only shelves for all kinds of folios.
- The kitchen . Includes a cooking pot. A lot of recipes for complex dishes can be found on the expanses of Skyrim or purchased from merchants.
- Armory . During the construction, Dovakin provides a number of racks for weapons, mannequins and shop windows.
North wing
- Closet . There are safes and chests where you can put anything you want. Dovakin very often suffers from the mania of gathering and drags to his backpack what lies bad, hoping that someday it will come in handy. And if not, you can put everything in the pantry.
- Alchemical laboratory . An extended version of that small alchemical counter based in the dining room. It differs only externally, the functions are the same.
- Trophy room . The most interesting option of the proposed. Of course, the interest is purely aesthetic - during breaks you can admire the stuffed animals.
West wing
- Laboratory for enchantment . A similar story as with the corner of the alchemist. More large-scale, aesthetically attractive and atmospheric. Functionally, it is no different from the existing pentagram of souls.
- Greenhouse . Another analog. But this time, the analogue of the front garden and functionally more advanced - there are fireflies, butterflies, bee nests and honeycombs. And also a lot of containers for storing anything.
- Bedroom The importance of this building is that it is convenient and comfortable for everyone to live in the estate. How many residents, so many beds should be. Otherwise, someone will have to sleep in turn.
Basement
The final touch is the arrangement of the dungeon. As a rule, the protagonist places here a forge with all the necessary components, as well as altars of nine deities, whose images are found on the expanses of the province of Skyrim. Mod to expand the estate "Lake" also allows you to build a dungeon with prisoners or build a mycelium.
If the character is a vampire (TES: Dawnguard expansion), a coffin is installed in the basement.

It should be noted some features of the estate. For example, buildings such as the laboratories of the alchemist and the enchanter, the library, have the shape of towers on both sides of the estate. The observation deck offers a gorgeous view of the countryside, and it is also very convenient to fight back against bandits attacking the estate with the help of a bow or magic.
Anyone can attack: from zlokrys, who have chosen their basement, ending with wolves, which can appear at any time of the day and cut all cattle.
Bandits also periodically visit the estate. Cattle are stolen or killed, abducted by a spouse, leaving behind a letter demanding a ransom. However, returning your sweetheart is simple - to kill everyone. Sometimes dragurs, giants, and even dragons attack.
In the event of a vampire invasion in the absence of the owner, all the inhabitants will turn into these bloodthirsty creatures.
Separately, it is worth noting that it is planned to erect not one estate, but three as many in the vastness of the province of Skyrim. The Ozernoye Estate house is just one of them. Dovakin can buy Winstad Manor - a place near Hjalmark. It is right next to the burial places of the ancient Nords, because draugra, occasionally running into the light, are quite common here. The Hellarken Hall estate is located on the border between Whiterun and the White Bank. From here you can clearly see the Throat of the World and the Dragon Reach. There are no draugrs here, but there are giants famous for their ability to send a player into near-Tamriel orbit with one blow of a club.
Each estate has its own peculiarity. An apiary can be built at the Lake Manor, a fish nursery at Winstad, and a grain mill at Heljarken Hall.
Among the Skyrim kids, for some reason, it is Lake Estate that enjoys the greatest sympathy. Apparently, they still prefer bees to fish and flour dust.
As already mentioned, there are nine options for building the north, east and west wings, but you can choose only three. If you want to build all nine, you will have to purchase all three land plots.
The steward is better to appoint the most powerful and surviving satellite, able to withstand attacks. Especially when it comes to vampires. Leaving Serana as a housekeeper (using mods) is a little illogical, because this girl is most useful in battle as a companion.
There are also a lot of mods that allow not only improving the estate, but also hiring special managers who can also perform the functions of protecting the estate of Dovakin.
Despite the mass of restrictions that were discussed at the beginning, personal estate remains a very useful addition to the game. Everyone here will find something different. For some, this is a source of raw materials for forging armor or cornucopia of alchemical ingredients.
