Every year, utility tariffs are growing more and more, and heating bills are breaking all records. At the same time, the quality of services provided by the housing sector leaves much to be desired. Poorly insulated heating mains, old and rusty pipes, the annual increase in the cost of the coolant - all these factors suggest that it is not so troublesome to make autonomous heating in an apartment.
The transition to autonomous: reasons
The popularity of individual heating is growing every day. There are several reasons for this growth:
- Autonomous heating in the apartment makes it possible for residents not to depend on the “temperature overboard” and sanitary standards - you do not need to wait until the street, according to the Housing Office, gets cold enough. You are frozen - this is sufficient reason to start the heating season.
- It is the same with hot water; you do not need to heat the water with saucepans anymore - you will always have it, even in summer.
- Installation of autonomous heating in the apartment allows you to adjust the temperature in the room yourself.
- If your house has the wrong distribution of heating systems, then in winter the apartment will always be too cold or, conversely, hot. Complaints to various authorities are unlikely to produce tangible results - no one will redo the heating system of the entire house or entrance.
- Significant savings - in fact, having individual heating in the house, you will only pay for the heat that you used, without paying for the loss in the heating main.
How to get permission
To install autonomous heating in the apartment, permission must be obtained in several places at the same time. Moreover, both in Russia and Ukraine, this process occurs approximately the same. To begin with, it is worth noting that if you live above the tenth floor, you can forget about autonomous gas heating in the apartment, you will never get permission for it.
In all other cases, you need to get permission from the local executive authorities. The biggest problems usually arise at this stage. For some reason, it is believed that if one or several apartments in the house switch to individual heating, the owners of the remaining residential buildings will suffer - the hydraulic mode will go wrong, the heat balance will be disturbed and, as a result, the temperature of the neighboring rooms will decrease. Therefore, you simply will not be allowed to refuse central heating. There are 2 ways out of this situation:
The first is to require local authorities that your application be considered by a special interagency commission, it must be created at each executive committee and hold meetings at least once a month. Members of the commission will conduct an audit, study all the risks of disconnecting your apartment from the heating system and make a decision within 30 days.
The second - with the help of the sanitary epidemiological station or the employees of the heat communeenergo itself, to fix the non-compliance of the quality of the heating system services with sanitary standards. On the basis of this act, it is necessary in court to demand the termination of the contract with the company serving the heating system, motivating its claim with the low quality of the service provided. After receiving a court decision and terminating the contract, you can safely stop paying bills. You can’t be afraid of growing debt, since you didn’t conclude a contract and did not order a service, so if a heat supply company goes to court to collect a debt, they will most likely refuse it. In this case, the public utilities will have two options - continue to provide you with a service for free or disconnect your apartment from central heating. And you only need this.
After the coveted permission is received. you need to contact the design company, where the technical conditions and the design of a new heating system will be developed.
Apartment heating: features
The installation of autonomous heating in an apartment differs from the heating system of a private house, first of all, in that it will not work to equip a full-fledged boiler room. Therefore, it is worth considering well how it will be implemented.
Autonomous heating in the apartment can be realized using gas, electricity and, in rare cases, solar energy. Each of these systems has its own characteristics.
Autonomous gas heating
Autonomous gas heating in the apartment is the most common option, because gas is connected to the vast majority of houses.
Gas boilers take up little space, have a closed combustion chamber, work quietly and do not require constant maintenance. It is enough to carry out prophylaxis once a year. It is most advantageous to buy a double-circuit boiler, as it provides not only heating, but also water heating. Such boilers are quite safe - a complex automation system provides sufficient control, in any critical situation the boiler will simply go out.
The installation must be entrusted to professionals, since the alterations will be significant - you will need to completely install a new heating system. Almost the only drawback of gas boilers may be their price.
Individual electric heating
If there is no gas, but you still want to equip the independent heating in the apartment, you can purchase an electric boiler.
This type of equipment has obvious advantages:
- small sizes - the equipment can be mounted even in a small room;
- the system has a high efficiency, is easily adjustable and requires a minimum of constant attention;
- absolute environmental friendliness - with this type of heating there are no emissions into the atmosphere, so a chimney is not needed;
- complete silent operation;
- if you use wall-mounted electric heaters or a system of underfloor heating, you will not need a heat carrier either, so there will be no pipes in your house.
However, for all its merits, such a system also has negative aspects. For example, possible
power outages or old and weak
wiring in the house. And the main disadvantage is the high cost - because electricity is much more expensive than gas.
We use sunlight
If you decide to install autonomous heating in the apartment not only you, but also all your neighbors on the porch or at home, then, having received all the necessary permissions and cooperating, you can install a solar system on the roof .
Such heating systems are not only completely environmentally friendly, but also quite effective, especially in those cases when high-quality thermal insulation of rooms is provided. Unfortunately, due to the high cost of the
solar panels themselves and installation work, it is quite expensive to install such heating for one apartment.
Autonomous heating in the apartment: issue price
As you already understood, the transition to individual heating is quite expensive, but it is not possible to name the exact amount. First of all, you need to decide on the type of alternative heating and the necessary equipment. Calculation of the power of both gas and electric boilers should be based on the area of the heated room and the lowest possible outdoor temperature. In addition, add the cost of developing the project, consumables and installation work, as well as the amount of all state duties and fees when issuing permits.
Thus, the cost of autonomous heating can vary between 60 - 160 thousand rubles, depending on the above factors.
Personal heating in the apartment: profitable or not
If it seems to you that it is too expensive to organize autonomous heating in an apartment, then remember how many times a month you had to turn on the fireplace, and how much money you took to the pharmacy when treating cough and runny nose earned in a cold apartment. Of course, in order to mount autonomous heating in an apartment, it is very difficult to obtain permission, but all the high cost and time will pay off in just 5-6 years, and you will use this benefit much longer. So feel free to drop all doubts and go collect the necessary documents.
