The ancient city of Kazan, spread on the banks of the Volga, surrounded by forests and groves, without exaggeration, can be called the most beautiful in the region. New buildings of Kazan, which currently number around 50, give the city a new, more European look, and most importantly, help citizens to acquire their own comfortable housing, not inferior to international standards. Here are just some of the objects that are being completed: LCD "Melody", LCD "Fairy Forest", LCD "VDNH", LCD "Sunny City". At the same time, the city center and all its diverse infrastructure are also quite close, and you can reach the facilities in 5-10 minutes on foot if you wish, such facilities as the Tulpar Sports Complex, the Children's Clinical Hospital, and the KGAU Institute.
Transport accessibility
LCD "Nightingale Grove" is located in close proximity to Rauis Gareev Street, one of the central in Kazan. Many city routes run along it, including buses No. 22, 33, 37, 45, 55. They can be delivered anywhere in the city. The traffic interval on any route is no more than 15 minutes, the stop is located 100 meters from the complex.
In relation to the metro station "Nightingale Grove" is also not very far away. The metro station closest to the LCD is called Victory Avenue. It is about 3.8 km away, so walking there is not very convenient, but you can get there by bus in five minutes.
For motorists, the location of the complex can be called wonderful. A kilometer from it passes the Orenburg tract leading through the city, and on the opposite side is the large Novo-Davlikeevskaya street, which also leads to the center of Kazan.
Ecology
New buildings in Kazan, located closer to the outskirts of the city, have an important advantage over those being built in the central regions. It consists in excellent ecology - the most important factor for human health and life. The "Nightingale Grove" complex is located near the Farmer's Forest, along the alleys of which you can walk in the summer, and in winter there are ski slopes. Immediately on the opposite side of Gareeva street there is also an extensive forest park zone, and just a kilometer from the complex, Lake Upper Kaban splashes. An unfavorable factor from an environmental point of view can only be called Gareeva Street itself, with its rather intense cargo flow. This is especially true for residents of buildings No. 1 and No. 3, whose windows overlook the roadway.
Who is building
LCD "Nightingale Grove" erects one of the most experienced developers in Kazan SK "Gran". She has been working in the construction market of Tatarstan for almost 17 years. Over the years, the company commissioned over 70 objects, including the educational buildings of Kazan University, clinics, sports facilities, several factories, separate houses and large-scale housing complexes. The priorities in the work of the company are, first of all, the quality and delivery of facilities on time. IC "Gran" seeks to take into account the needs of all categories of citizens: the elderly, and young families with children, and sports enthusiasts. For this purpose, infrastructure facilities being built by the company are necessarily being built. Infrastructure and Design
In the complex "Nightingale Grove", according to the general plan, there will be 7 buildings. Houses from number 1 to number 5 have 9 floors, and houses number 6 and number 7 are being built in 11-14 floors. In the courtyards of the LCD trees and flowers were planted, fountains were built, benches were installed.
In addition, the developer plans to compulsorily build playgrounds, create sports zones, and for motorists to build two underground parking lots for 1000 cars. On the first floors of residential buildings "Nightingale Grove" will operate stores, pharmacies, social welfare facilities, cafes and offices. SC Gran does not plan to build a school and kindergarten. These facilities are located within a 2 km radius of the complex.
LCD "Nightingale Grove", floor plans and their design
In this housing complex, all apartments are built according to a modern design and are rented out with a final finish. The developer carries out the following types of work: laying linoleum, gluing wallpaper, installing radiators and interior doors. In the kitchens, builders lay tiles on the working wall, PVC tiles on the floor, install sinks and a gas stove. In the hygiene rooms, PVC tiles are also laid on the floor, tiles are installed on the walls, heated towel rails, bathtubs, wash basins, and toilet bowls are installed. The developer also undertakes to equip all apartments with measuring meters. LCD "Nightingale Grove" offers the following housing categories:
- studio, total area (S) is on average 30 m 2 ;
- one-room, S = from 34 m 2 to 50 m 2 ;
- two rooms, S = from 48.5 m 2 to 67 m 2 ;
- three-room, S = from 71 m 2 to 83 m 2 .
In the studios and odnushki, the bathrooms are combined with the toilet, in the dvushki and treshki the toilets and bathrooms are separate. Kitchens in all apartments are approximately the same area, which is 8.2 m 2 . In the studios for the arrangement of the kitchen area, a niche of 5 m 2 is provided.
Purchase
Since housing of the "economy" class is being built in the residential complex "Nightingale Grove", the prices per square meter are quite affordable. At the moment, when the construction is at the completion stage, they range from 54,000 rubles per 1 m 2 . The complex has handed over buildings, apartments in which can be purchased only by assignment. Their price is set by the owners.

Construction progress
The construction of the residential complex “Nightingale Grove” was launched in 2012. To date, buildings No. 1, 2, 3, 4 and 5 have already been commissioned here, the area around them has been landscaped, trees have been planted, fountains and children's attractions (slides, ladders, swings) have been installed. Also in this part of the complex one underground parking was commissioned. House number 7 for February of this year is fully erected and closed. Now there is glazing of loggias and balconies, internal work. Its readiness is 83%. So far, only 6 floors have been erected in house No. 6, but the progress of construction is quite high. This gives confidence that the entire complex will be completed by the developer on time, that is, in the II quarter of 2018.
Reviews
The tenants and holders of LCD “Nightingale Grove” have rather high marks. The reviews of those who have already received the keys and settled in their apartments, note the following advantages of the complex:
- good location relative to the traffic intersection;
- great ecology;
- quite satisfactory quality of apartments.
Noted disadvantages:
- scarce playgrounds;
- there is no kindergarten on the territory of the complex, but there are very long lines in what is nearby;
- there is no school nearby, and its construction is not planned;
- poor lighting in the courtyards;
- too close to each other.
